Steps for Becoming a Nevada Realtor

Steps for Becoming a Nevada Realtor

If you live in Nevada, now is a great time for the real estate industry. Housing is booming both in the Reno and Las Vegas regions. If you’re considering a career change, realty might be the path for you. As you start down this road, it is a good idea to find out what the requirements are and determine how long it will take you. Here is a high-level overview of what you need to do to get your real estate license.

Have the Appropriate Legal Status

The first set of requirements are also the most basic. You have to be at least 18 years old. Also, your citizenship status is considered. To pursue your Nevada real estate license, you must either be a US citizen or maintain permanent resident alien status. Finally, you have to prove you have received a high school diploma or its equivalent.

Take Registered Real Estate Courses

Another requirement for your real estate license is the proper education. Nevada requires every potential realtor complete 90 hours of approved courses. These educational courses are regulated by the Nevada Real Estate Division. There are many different education paths available for real estate so choose one that best fits the type of real estate you want to dive into.

Get a Background Check

When it comes to real estate agents, it is important that they are trustworthy. Agents often must transport potential buyers, have access to seller’s homes and meet with clients alone. Due to the high level of trustworthiness needed in a realtor, a background check is required. This step ensures applicants aren’t registered sex offenders, haven’t falsified data on their application, are not criminals and have safe driving records.

Take the Real Estate Licensing Exam

The next step on this career path is to take Nevada’s Real Estate Salesperson Licensing Exam which costs $100. This exam has 80 questions and you are allotted two hours to complete it. A passing grade is 75% or 60 correct answers. Should you fail the exam, you can re-take it, but you will have to re-pay the exam fee.

Apply for Your Real Estate License

Once you’ve completed the real estate licensing exam, you can apply for your license. A salesperson license costs $125 and a broker license costs $145. As long as you have completed all of the necessary steps and have a clean background, you will receive your license after a brief processing period.
